AUCTION FORMAT:
All bidding is open and public. To bid at the Auction you need to raise your bid card, hand, or shout out your bid or instruct an Auctioneer’s Assistant to call out your bid for you.
BIDDER REGISTRATION:
All prospective bidders will be required to register prior to Bidding at the Auction. To register at the auction a Photo ID Issued by a Government Agency ( Driver’s License, Passport, Etc.) is Required. All Bidders are encouraged to arrive at the auction 30 minutes early for sufficient time to register and ask any last minute questions.

AUCTION DEPOSIT:
A 10% non-refundable deposit by ( Personal Check or Certified Funds ) of the final sale price, will be due immediately after being declared the winning bidder.
NO CONTINGENCY:
There shall be No Contingency on Financing, Inspections, or
Appraisal, CIC, or property conditions.
Property selling “As-Is, Where-Is” with no warranties from the Auction company.
CLOSE OF ESCROW:
This auction is a Cash, As-Is Sale.
The COE shall be 30 days from the Auction date. The balance of the contract is due in cash on or before 30 days from auction date. Financing (if any) shall be completed within the 30 day period.
INSPECTIONS:
All inspections must be completed prior to Auction date.

AUCTION TYPE:
This Auction is a “Reserve Auction” meaning the Seller
reserve the right to accept or reject the final bid price.
BROKER PARTICIPATION:
A referral fee equal to 20% of the Auctioneers Commissions will be paid by the seller to the Real Estate Broker acting as a buyer broker, whose client pays for and closes on the property. To qualify for the referral fee, the real estate agent must; (a) be a licensed real estate broker who will abide by the Association of Realtors Code of Ethics; (b) register the Client prior to the Auction Date and confirm the buyer-broker agreement (Registration) with the Broker/Auctioneer; ( c) inspect the property with their Client; and (d) attend the Auction and bid with or for the Client. All Registrations accepted will be acknowledged by Auctioneer. Each participating broker must bring their written acknowledged Registration to the Auction for verification. No broker will be recognized on a Client who has previously contacted or been contacted by the Seller, their representatives or Auctioneer. Referral fees will only be paid upon the closing by Seller and receipt of all commissions by Auctioneer. No sub agency shall be offered to any broker by Auctioneer. There can be no exceptions to this procedure and no oral Registrations will be accepted.
BUYER’S PREMIUM:
This sale of each property at Auction will provide that the Purchaser pay to the seller as part of the total purchase price a Buyers Premium equal to 10% of the high bid. The Buyer’s Premium will be added to the high bid to determine the Total Purchase Price.
Financing (if any) is calculated on the total purchase price.
