SIX WEEKS TO SUCCESS

 

 

 

Property owners who want faster results when selling real estate are increasingly turning to the auction method of marketing. One of the   questions that is asked most often is, “How quick can the sale happen and what I can expect during the process?” The typical auction timeline from initial meeting with the client to the actual auction is 6 weeks. Here are the normal events that happen week by week.

 

 

Week 1

The auctioneer and homeowner decide which type of auction would be best, either absolute or reserve. The marketing budget is presented. Suggestions are made to the property owner that will improve the marketability of the property. Professional photographs are taken (aerial photographs are sometimes used to better show a property’s location). Title work is ordered from the closing escrow company. Auction signs are ordered.

Week 2

The targeted advertising plan is finalized and ads are reserved in selected markets. A full color brochure is produced.A complete property information package is prepared for interested bidders.The auction site and any auction day needs are finalized and secured. A timeline of events is given to the property owner so they know day-by-day what to expect throughout the process.

Week 3

E-mails are sent to our database of prospective bidders. Our agents stop by realtor offices to encourage them to represent buyers at the auction. Any licensed real estate agent can earn a commission if their client is the winning bidder at an auction. The auction signs are istalled on the property and at other strategic locations to bring more exposure to the property.

Week 4

The advertising campaign begins in selected target markets. It is our experience that the most effective marketing campaign that maximizes marketing dollars and attracts the most attention is one that is comprehensive and intense.Therefore, we limit newspaper advertising to a maximum of 3 weeks. Also in this week, the finished brochure is mailed to a tailored list of prospects and open house plans are finalized.

Week 5

Open houses begin. An evaluation of the marketing campaign is made based on calls requesting bidders’ packages and on the number of website hits. A pre-auction workshop can be held for first time bidders. A follow up e-mail is sent to prospective bidders and calls are made to everyone that has requested more information to remind them to come to the open house. Our agents make a second visit to realtor offices to encourage other agents to bring clients to the open houses and register them for the auction.

Week 6

Details like set-up and catering are finalized for the auction. Additional signs directing bidders to the auction site are installed. Prospective bidders are contacted to make sure that all questions have been answered. A final meeting is held with property owner to review all the feedback we have received through the marketing process and at the open houses. The auction is then held with confidence that everyone is prepared for a successful event.
