A non-refundable Personal Check shall be made payable to: Nevada Title in the amount of 15% of the final sale price, due immediately after being declared the winning bidder. This auction is a Cash, As-Is Sale. The balance is due in cash at COE within 30 days from auction date.
No Contingency on Financing, Inspections, or Appraisal.
Property selling “As-Is, Where-Is” with no warranties from the Auction company or seller.
Any and all inspections must be completed prior to Auction date. Bidder’s are encouraged to carefully inspect the property and all available information relating thereto. All bidders acknowledge that Auctioneer does not have an ownership interest in the property in this auction and therefore all bidders further acknowledge that Auctioneer is not responsible for any actions or inactions by Seller (s) regarding Seller (s) obligations under the Sales Contract. Seller reserve the right to accept or reject final bid Price.

BROKER PARTICIPATION PROGRAM:
Broker Must Register Client 24 Hours prior to the Auction.
A 2% percent Referral Fee based on the winning bid shall be paid at close of escrow.
A Participating Broker Agreement must be signed 24 hrs prior to registering a client at the auction. To qualify for a Referral Fee the Participating Broker must adhere to all Terms and Conditions of the Auction. A Broker / Agent shall not be allowed to negocatate the Terms & Conditions of the Auction contract for the buyer. A Broker/ Agent may not serve as principal or be a relative of the bidder with respect to the property.The Broker Co-op Agreement must be signed and approved by the Auctioneer 24 Hours prior to bidding at the Auction.
