AUCTION FORMAT:
All bidding is open and public. To bid at the auction you need to raise your bid card, hand, or shout out your bid or instruct an auctioneer’s assistant to call out your bid for you.
BIDDER REGISTRATION:
All prospective bidders will be required to register prior to bidding at the auction. To register at the auction a Photo ID Issued by a Government Agency ( Driver’s License, Passport, Etc.) is Required. All Bidders are encouraged to arrive at the auction 30 minutes early for sufficient time to register and ask any last minute questions. Registration begins 1 hour prior to the auction event.
AUCTION DEPOSIT:
A 10% non-refundable deposit by (Certified Funds or wire transfer) of the final sale price, will be due immediately after being declared the winning bidder. Certified Funds are payable to Stewart Title. (US currency only)
NO CONTINGENCY:
There shall be No Contingencies on Financing, Inspections,Appraisal or Property Conditions.
WARRANTY:
All properties at auction are sold in an "AS IS WHERE IS" condition, Cash Sale. Neither Auction One Las Vegas nor the seller make any guarantee, warranty, or representation, expressed or implied as to the condition, location, quality, kind, character, size, description, or fitness for any use or purpose of the property, now or hereafter.
INSPECTIONS:
It shall be the responsibility of the bidder to completed all their due diligence prior to bidding at the Auction event. Bidder’s are encouraged to carefully inspect the property and all available information relating thereto prior to submitting a bid at the Auction event.
AUCTION TYPE:
“Seller Confirmation” the seller has not establish a "Reserve Price" that must be obtained by the auctioneer. The seller has the opportunity to either accept or reject the final bid obtained by the auctioneer.
“Absolute Auction” Lot # 5 will be Sold to the highest bidder.
BROKER PARTICIPATION:
The Seller shall offer a 2 % commission of the high bid at the close of escrow to the participating Broker. Broker Agreements are available online at; www.AuctionOneLasVegas.com. Broker agreements must be received by auction company 24 hours prior to the Auction Date. No broker will be recognized on a client who has previously contacted or been contacted by the seller, their representatives or Auctioneer. No sub agency shall be offered to any broker by the Auctioneer. There can be no exceptions to this procedure and no oral Registrations will be accepted.

CLOSE OF ESCROW:
This auction is a Cash, As-Is Sale. The Close of Escrow shall be on or before 30 days from the Auction date. The balance of the contract is due in cash at the close of escrow. Financing (if any) must be completed within 30 days from the Auction date.
BUYER’S PREMIUM:
The sale of each property at Auction will provide that the Purchaser pay to the seller as part of the total purchase price a Buyers Premium equal to 10% of the high bid for on-site bidders and a 11% Buyers Premium for on-line bidders. The Buyer’s Premium will be added to the high bid to determine the Total Purchase Price. Financing (if any) shall be calculated on the total purchase price.
